How this one works.

We do not originate home loans. What we do is put you in front of a licensed mortgage lender we would use ourselves, and then stay reachable while it is underway. Because we are paid nothing for the introduction, we have no reason to steer you anywhere — which is an unusual thing in this business and the main reason we offer it at all. The lender quotes you, underwrites you, and closes you. We help you understand what you are being told.

The process

What working with us looks like.

  1. A conversation with us

    What you are trying to buy, roughly where your credit and income sit, and what you have been told so far. Fifteen minutes, no documents, no credit pull.

  2. An introduction

    We connect you with a licensed mortgage lender suited to your situation. From that point the file is theirs — they take the application, pull credit, and quote you.

  3. A second read, if you want one

    Bring us what they quote. We will walk through what it costs over the years you will actually hold it, which is a different question from what the rate is. We are not paid either way, so the read is honest.

  4. They close it

    The lender handles underwriting, disclosures, and closing. We stay reachable if something stops making sense.

Do you make the loan?
No. Originating a residential mortgage requires an NMLS license, and we do not hold one. We introduce you to a lender who does. Everything after the introduction — the application, the rate, the approval, the closing — is between you and them.
What do you get paid for this?
Nothing. No referral fee, no commission, no split of anything. We are not permitted to take one and we would not want to, because the moment we are paid to send you somewhere, our advice is worth less to you.
Then why do you do it?
Because we are already helping people with the business side of their finances, and a bad mortgage experience is a miserable thing to watch someone go through when we know who to call instead.
Can you tell me what rate I will get?
No, and be wary of anyone who does before pulling your credit. The lender quotes you. What we can do is look at the quote afterward and tell you plainly what it costs.

Before and alongside Sparks Family Finance, Klark has worked as a licensed real estate agent in the Treasure Valley for fifteen years, with Silvercreek Real Estate. That is where the network behind a lot of this comes from — the lenders, the title and escrow people, the appraisers, the contractors who actually turn up. It is also why the fix and flip and commercial property conversations here tend to be shorter than they are elsewhere: the property side is familiar ground rather than something we take on trust.

To be clear about how this works: real estate brokerage is a separate business from Sparks Family Finance, and Klark is compensated for it in the ordinary way any agent is. That is different from the mortgage introductions on this site, for which we are paid nothing. You are never required to use one to get the other, and nobody here will think less of you for using your own agent.
