Two peaks, two troughs, one facility

Winter skiing and summer recreation produce two earning seasons separated by genuine dead zones in spring and autumn. The right instrument is a revolving line that can be drawn twice a year and rested in between — not a term loan with a flat monthly payment that has to be met in May. Arrange it on the back of a season, not in the middle of a trough, because lenders weight recent trading heavily and a shoulder-season application presents your weakest months as your current performance.

Contractors here need mobilisation money, not another machine

Second-home building and remodelling is high-value, project-based and deposit-driven, with long material lead times and progress payments arriving after the spending. That is mobilisation capital and progress-payment bridging rather than equipment finance. A contractor in this valley who is growing is almost always short of cash at exactly the moment the order book looks best, and a facility sized to the project pipeline rather than to last year’s revenue is what prevents it.

Expensive property, and what that does to a small operator

High property values make owner-occupied commercial real estate costly to enter, which pushes many small operators toward leasehold improvement financing instead — funding the fit-out rather than the building. For those who do buy, SBA 504 is unusually attractive here precisely because the down payment is the binding constraint rather than the ability to service the debt. Both routes are legitimate; the mistake is assuming purchase is out of reach without running the numbers.

Carey and Bellevue are not resort businesses

Ranch and hay operations at the southern end of the county borrow on land, livestock and equipment against a single annual settlement — nothing like the twice-yearly resort cycle twenty miles north. Two irrigation districts serve that ground. A lender who applies a Ketchum frame to a Carey ranch will get the product wrong, and it is worth saying which end of the valley you are in before anything else.

When is the right time for a seasonal business here to apply?
At the end of a strong season, with the full year visible. Applying in April or October means the recent months a lender weights most heavily are your worst ones. Same business, same annual figures, very different answer — and the only variable is timing.
My rent is enormous. Should I be buying instead?
Run the numbers before assuming you cannot. In expensive markets the obstacle is usually the down payment rather than the monthly payment, and that is precisely the problem an SBA 504 structure is designed around. If purchase genuinely does not work, financing the fit-out rather than the building is the sensible alternative.
I am a contractor with a full book and no cash. What fits?
Mobilisation and progress-payment financing, sized to the pipeline rather than to last year. A full order book consumes cash before it produces any, which is why growth is the most dangerous phase for a project-based business. Equipment should sit on its own term facility so it does not compete for the same headroom.
Will a lender hold the seasonality against me?
They will price it. A real off-season is normal in a resort valley and underwriters who know these markets read it correctly. What hurts is presenting only the good months, or applying at the bottom of the year — both of which look like an attempt to manage the impression rather than explain the business.
What funding is available in Carey or Bellevue?
Agricultural and equipment lending mostly, on a single-settlement calendar, plus conventional small-business products for local services. It is genuinely a different market from Ketchum, and the right lender panel is different too.
