Franklin County
Business funding in Preston.
Preston is the seat of Franklin County and sits in the northern Cache Valley — a single agricultural basin that straddles the Idaho–Utah line. It is the only town on our Idaho map whose statistical economy is tied to a Utah metro rather than an Idaho one, with Logan roughly twenty-five minutes south on U.S. 91.
For a town this size, Preston has an unusually real manufacturing tier: a horse and stock trailer manufacturer, a metal fabricator and a piping-products plant, all on the county’s top-employer list. Add a commercial egg producer and a critical access hospital and the economy is more diversified than the surrounding farmland suggests.
Water here is a Bear River story rather than a Snake River one. Twin Lakes Canal Company, which operates Bear River-system reservoirs, is headquartered on State Street.

How Preston businesses actually borrow.
Two states, one business
Preston borrowers routinely have customers, staff and sometimes suppliers in Cache County, Utah, while their collateral, licensing and property taxes sit in Idaho. That is ordinary here and unusual elsewhere, and it lengthens documentation: an underwriter may need to perfect security in one state while the revenue is generated in another, and property comparables may come from a Utah market. None of it is an obstacle, but it is a reason to say up front that you operate across the line rather than letting it surface halfway through underwriting.
Durable-goods manufacturing ties up cash in the floor
A trailer or a fabrication run is raw material, labour and work-in-progress sitting in a building for weeks before it becomes an invoice. That is inventory financing and receivables financing, in that order, and it is quite different from a farm’s single annual settlement. It also means a strong order book can be the thing that breaks you: every additional unit consumes cash before it produces any. A line sized to your production cycle rather than to last year’s revenue is what keeps that from happening.
Bear River water, not Snake River water
Agricultural operations here draw on the Bear River system through Twin Lakes Canal Company, not on the Reclamation projects that serve the Snake River Plain. For a lender, that means the water-right documentation, the assessments and the delivery reliability all come from a different source than the one they may be used to seeing on Idaho ag files. It is not more difficult; it is different, and the deals that go smoothly are the ones where that paperwork was assembled before the application rather than chased afterwards.
The retail year has a spike in it
The Idaho Festival of Lights is a recurring seasonal driver for downtown trade, and it works the way seasonal events always do: inventory and staffing paid for in advance, cash recovered afterwards. A small revolving facility handles it cleanly. It is not a reason to take on long-term debt, and a retailer who funds a six-week event with a multi-year obligation has usually solved the wrong problem.
